Mondev celebrates its first joint development project – Îlot Voyageur Sud –in partnership with non-profit UTILE, accepted by City of Montréal

Landmark project includes more than 1,000 residential units, with at least half dedicated to social-affordable housing

MONTRÉAL, January 29, 2025 – Mondev celebrates the announcement made on Monday by the City of Montreal approving the company’s proposal for development of a unique project at the intersection of rue Berri and Boulevard de Maisonneuve in Montréal. Submitted in partnership with UTILE, a non-profit housing provider, the project is one of Mondev’s most ambitious to date. Once completed, it will provide more than 1,000 new housing units, fifty percent of which will be social and affordable housing.

This is the first time that Mondev strikes a partnership for a project. By working alongside a non-profit partner like UTILE, Mondev is helping set a new precedent in Montréal’s real estate industry, demonstrating how private and non-profit sectors can join forces to create developments that respond to the housing crisis and both the needs of neighbouring communities and the bold vision of city planners. The project is the first of its kind in terms of a development project that combines market and social/affordable housing at this magnitude. The partners won the bid due to the contribution of social and affordable housing, the confidence City leaders have in the partners, and the stunning planned architecture.

Through our partnership, we have exceeded the objectives of the initial call for projects by developing 50% non-profit housing on the site. The Latin Quartier was the birthplace of UTILE, and our commitment to developing student housing there is stronger than ever.”

The project will feature a mix of 500 market-rate units and 530 affordable housing units (100 social, 430 affordable), ensuring a diverse and inclusive living environment. This collaboration represents a shift in how major urban developments can be structured in the future. By bridging private investment with non-profit housing expertise, Mondev is helping to create a model that could redefine city-building across Canada.
