2025 unWRAPPED: MONDEV AT A GLANCE

BUILD WITH A SMILE

This year, we maintained our strong pace of launching arguably the most residential developments on the island of Montreal compared to any other developer.

Five new rental projects were launched and completed, while the third and final phase of our successful Florence condos for sale hit the market.

Across the most popular neighborhoods in Montreal, new Mondev condos emerged and housed people of all ages and backgrounds looking to stay connected to their city, find community in their environment, and take advantage of high-end services, amenities, and living spaces.

Here is a summary of the top-rented and top-sold properties in 2025.

ANYTHING BUT ORDINARY

Adding to the landscape of Montreal’s high-quality, community-oriented, and thoughtfully-designed residential units for rent and for sale has always been our goal.

From Studios to 3-bedrooms, lofts to townhouses, high-rises to walk-ups, Mondev’s momentum never let up. Our portfolio’s inventory grew quickly as the months went by and projects were completed, and those same units were occupied just as fast.

Despite the ongoing difficulties of the industry across the country, our 2025 builds sit at an average of 70% occupancy, with some projects still under construction.

good luck, neighbour!

Four of the most popular neighbourhoods in Montreal were freshly adorned with Mondev condo projects this year.

The boutique development Le Bloc Rivard, adjacent the successful 468sg rental project, welcomed 12 new tenants in the Plateau-Mont-Royal. The residents can benefit from walking distance to Sir-Wilfrid-Laurier Park, Laurier metro, and the bustling restaurants and shops on Saint-Denis Street.

Griffintown saw the addition of our third phase of rental buildings, Sherwin, at the peaceful western edge of William Street. Tucked in the tranquil sector of this vibrant area, this development boasts proximity to the Lachine Canal, the excellent gastronomy along Notre-Dame Street, and a short distance from the Atwater Market.

Rosemont-La-Petite-Patrie welcomed our newest construction, Joseph. Directly facing Lafond Park, this new structure has livened the area and allowed more tenants to reside near the Olympic Stadium and Botanical Gardens while still easily connected to the downtown core.

As usual, the winner for harboring the highest number of our projects goes to Ville-Marie! This district acquired two of our largest rental developments near the Jacques-Cartier bridge, Papineau metro and Quartier des lumières, while the Florence condos for sale enhanced the Eastern portion of the area.

We hope you noticed, our website got a fresh new look!

After an extensive period of testing different tools, functionality, layouts, and usability, we launched the new and improved mondev.ca this past summer.

Clients can now search for their home or workspace with the Smart Condo tool, navigating through different properties per floor, accounting for factors like availability, size, and even view.

This new site signifies the final piece of our cohesive, elegant, and relevant brand in today’s real estate market, with a faster and simpler way to get in touch with our team.

We hope you’ll have the chance to browse through the many web pages, with the News section featuring our many accomplishments and relevant topics of the year.

THE FATE OF MONDEV

What’s in store for us in 2026?

We’re looking forward to launching more projects, welcoming interesting businesses on the ground floor of our developments, and sharing more content!

On the agenda so far is to launch the rental condos in the Univert LaSalle community, right after we return from the holidays.

Two more launches should soon follow, but for condos for sale in the Hochelaga-Maisonneuve and Sud-Ouest neighbourhoods.

By the end of next year, we should have another two rental developments on the market, with plenty more under construction!
